Background

Stirling Place is the name given to the 4.8 acre parcel of land that links Napier Park to Luton Airport Parkway. The site was acquired by the development team in June 2007 and demonstrates our continued commitment to regenerate the former Vauxhall Motors site and create new employment opportunities for Luton.

The development will provide the ‘gateway’ linking Luton Parkway station with the main Napier Park site, and is designed as an integral part of our wider development plans for the area.

Stirling Place will provide a true sense of arrival for the whole of Napier Park and the communities beyond. This will provide an opportunity to create a quality development with a distinct identity that complements existing proposals and one that, ultimately, Luton can be proud of.

Context

Stirling Place was formerly a large disused distribution warehouse with ancillary office facilities and external car parking. The existing warehouse covers approximately 9,000 m2 and is approximately 10m high to the ridge. The site is bounded by Kimpton Road to the north and a two storey listed building known as Chamber Business, currently used as offices.

The Luton to London railway lines and platforms form the southern boundary. Immediately to the east of the site is an area of hardstanding, partially used for car parking, and to west of the site there is a large warehouse building which has detailed planning permission for a hotel development. Historically the site has also been used for railway sidings, as a rifle range and a motor car works.

The main types of accommodation proposed for Stirling Place are intended to create employment opportunities as part of a new local community – with a careful balance of offices, shops and residential space to create a sustainable development with complimentary public and private functions.
