Sustainability

We take our environmental responsibilities seriously. We are committed to achieving the following objectives for both the Code for Sustainable Homes and BREEAM:

A Code Level 3 in the Code for Sustainable Homes is currently assumed
Achieving a BREEAM rating of ‘Very Good’
An energy centre with Combined Heat and Power plant (CHP) is currently planned, ensuring that at least 10% of the energy used will be from renewable sources.
The Site will have Sustainable Urban Drainage Systems to collect rainwater from the hard surfaces and roofs.
The buildings will be energy efficient through better insulation and improved air tightness to ensure CO2 emissions are reduced.
Internal recycling bins within all residential units and external recycling bins for the commercial areas will be provided.
Majority of residential units will achieve Lifetime Homes standards.

The development will be designed to the recommendations of ‘Secured by Design’ to ensure safety and to reduce crime.
Construction site operations will meet best practice by registering with the ‘Considerate Constructors Scheme’. This will include monitoring energy and water consumption, minimising and recycling construction waste, and minimising pollution to air and watercourses.
The development will use energy efficient lighting for both internal and external light fittings and reduce external light pollution. External lighting will also be either sensor controlled or timer controlled to ensure they are not used unnecessarily during the day.

Transport

Our consultants are currently working with Luton Borough Council and the rail operators to agree the likely usage of our new link to Luton Parkway Station by those living, working and visiting the whole of Napier Park.

It is anticipated that the number of trips transferred from car to rail, as a result of the new Station link, will offset any incremental increase in the number of vehicle movements. This will be examined in detail within the Transport Assessment that will accompany our planning application.
